| After entering this century,China’s real estate industry began a round of swift and violent development,known as the "golden decade".Not only the amount of its contribution to China’s economic growth greatly,also drive the development of the upstream and downstream industries,to our country’s national economic development plays an important role.And with the irrational rise in house prices,the real estate industry after a wave of madness,the disadvantages of brings to the society also gradually revealed.In order to improve the situation,to stop the rise in real estate,our government has adopted a number of macroeconomic regulation and control policy,the boom of real estate industry began to decline.For a long time,real estate is \ "borrow money\"-the land-development-sales of one-stop heavy assets business model,however,as the national credit policy tightening,this kind of development mode has received great impact and land holding costs in rising gradually,become the biggest obstacle of the development of real estate enterprises.Combined with restrictions,the decline of enterprise pays slow,is adding to the pressure of capital of the real estate enterprise,presents the obvious the phenomenon of lack of liquidity,capital chain could rupture at any time.In the face of such environment,many real estate enterprises to start looking for a new business model,light asset operation mode is one of them.Innovation of this asset light mode can effectively solve the enterprise to solve debt,prevent capital chain rupture,and can make better adjustment of financial strategy.Therefore,the research of real estate companies assets operation,has important significance to enterprise’s long-term development.Based on the domestic implementation of light asset B real estate companies operating as a case study object,after combing the company’s basic situation,the implementation of the operation of real estate company B light assets and effect are analyzed,the paper found that B to the implementation of the real estate company assets operation when faced with the following four questions: one is for a single company outside investors rely on;Two is company limited O2 O mode in community outreach;Three is the company’s project quality easy lose effective control;Four is the company issuing the slow progress of REITs.So the real estate company B light asset operation optimization measures are put forward,in order to promote the development of the company.On the one hand,from the aspect of development strategy puts forward four measures: one is to broaden the financing channels,get rid of the dependence on a single external investors;The second is using the technology solve the problem of limited O2 O mode in community outreach;Three is to strengthen construction management,ensure project quality.Four is light assets operation strategy innovation,revitalize the hotel assets.On the other hand from the management level four measures are put forward: cultivate first-class management service level;To cultivate outstanding capital operation ability;Cultivate outstanding core technology advantages;To cultivate professional ability of brand management.Through the optimization study of real estate asset light company B,the hope can for the general introduce light asset operation can be drawn lessons from real estate enterprises to provide a train of thought. |
