Research On The Light Asset Operation Mode Of WK Real Estate Company

In the past 20 years,the real estate industry has developed rapidly under the heavy asset operation mode and made huge profits.However,due to the continuous changes in the market environment and the increase of macro-control in recent years,the disadvantages of the traditional asset-heavy operation model are becoming more and more obvious.Under the real estate heavy asset operation mode,the amount of capital occupied is large,and the pressure of cash flow will also increase.At the same time,some real estate enterprises are subject to the bank to tighten the mortgage,and even the capital chain fracture.Therefore,some real estate enterprises try to turn to asset-light operation mode to solve this dilemma.However,whether the asset-light road can solve the difficulties faced by real estate enterprises,and what kind of methods should be adopted to achieve the transformation of asset-light are topics to be discussed and studied.In this dissertation,WK company was selected as the case to conduct a study on the relevant asset-light operation mode.By analyzing the process,characteristics and effects of the asset-light operation mode of WK company,it was concluded that the transformation of asset-light operation mode of WK company is conducive to its stable development and operation under adverse economic conditions.Finally,this dissertation tries to summarize some experience and enlightenment of the real estate industry's transformation to asset-light industry.This dissertation is divided into six parts.The first part is the introduction,which mainly introduces the research background and significance of this dissertation,relevant literature review at home and abroad,as well as the research methods and innovation of this dissertation.The second part elaborates relevant concepts and theoretical basis for studying the application of asset-light operation mode of WK company.The third part is a brief introduction and background analysis of WK,and points out the motivation and current situation of WK's asset-light model.The fourth part analyzes the financial strategy,financial characteristics and implementation effects of the asset-light model of WK company from the financial perspective.The fifth part is the enlightenment of the research.The sixth part is research conclusion,policy suggestion and future prospect.In this case analysis,this dissertation mainly studies the financial strategy and effect of asset-light operation of WK company,and combines relevant financial indicators,from the point of view of financial analysis the WK company to implement a light changes after the assets operation mode,draw a WK for the sharp rise in the company's profitability,a working ability is also gradually change good stability,light assets model transformation is helpful for the sustainable development of WK company a conclusion.The experience of WK's asset-light transformation can also provide reference for other real estate companies'transformation and promote the healthy development of real estate enterprises.
