Reasearch On The Influential Factors Of Homestead Replacement Based On The Perspective Of Property Rights Cognition

At present,the contradiction between the expansion of urban construction land and the protection of rural cultivated land,has become a major problem that hindering the comprehensive economic development in our country.If we can fully mobilize the inefficient and even idle homestead land by the homestead replacement,this difficult problem will be solved effectively.However,in the process of homestead replacement,due to the deficiency in the system of land property rights,the farmers' cognition of homestead land property rights is not deep.They are unable to realize its property rights in the true sense.As a result,farmers will refuse to replace their own homestead land.Homestead placement project can't steadily push forward steadily.So,on basis of the perspective of property rights cognition,researching the result that the farmers' cognition of homestead land property rights has an impact on their homestead replacement behavior is of great significance for improving farmers' property rights cognitive level and promoting of the homestead placement project.It the reformation of the rural homestead land placement system.In this paper,firstly,we analyse the present situation and practice of the homestead replacement system in shanghai.Thus,we analyse the reasons of property damage problem in the homestead replacement and construct the analysis framework between the farmers'cognition of homestead land property rights and homestead replacement behavior that based on their resource endowment.Secondly,we analyse the situation of farmers' property rights cognition,according to the data obtained from the questionnaire survey of Shanghai and conduct an empirical analysis by the logistic regression model in order to research the result that the farmers' cognition of homestead land property rights has an impact on their homestead replacement behavior.The results obtained in this paper are as follows:(1)The farmers' cognition of right to inherit the homestead land has positive influence on their replacement behavior,and the effect is remarkable.(2)The farmers' cognition of right to mortgage,transfer,income the homestead land has a negative impact on their replacement behavior,and the effect is significant.(3)the farmer's cognition of the ownership of the homestead land does not affect their replacement behavior.(4)the family resident population of the farmer,children employment situation in town,the distance from homestead land to the town center,situation of housing ownership and the situation of participating in the rural cooperative medical insurance has a significant influence on their displacement behavior.Finally,we discuss the results of the empirical analysis and put forward some suggestions about promoting the homestead replacement,from the perspective of farmers'property cognition,...
