Study On The Evaluation Of Urban Land Intensive Utilization By SPA

With the steady progress of urbanization, social economy develops rapidly, urban population grows fast. Meanwhile, contradiction of urban land use sharpens.Pronlems like blind expansion of urban, low efficiency of land use, irrational structure of land use causes a great waste of land resources. Therefore, it's urgent to carry out the appraise of urban land intensive utilization, to promote the intensive use of urban land, to relieve the increasingly contradiction of supply and demand of land.Based on combing the current study of intensive land use, this paper analysed relevant concepts and contents, selected some from the current indexes of intensive land use according to the Operations Manual of Urban Land Intensive Utilization,used set pair analysis to construct an evaluation model, and finally constructed a theoretical framework of urban land intensive utilization. Then this paper selected Jiangning District of Nanjing as an example, evaluated its intensive use level of urban land from three aspects: residential functional area, commercial functional area and industrial functional area, analyzed its characteristics and existing problems, and then put forward corresponding countermeasures. The main conclusions were as follows:(1) The condition of intensive land use of residential functional areas,commercial functional areas and industrial functional areas was good on the whole.Residential functional areas along Qinhuai River in the north-south direction and Baijia Lake were mature and had complete urban infrastructure. The condition of intensive land use in those residential areas was good. The condition of intensive land use of commercial areas in Baijia Lake area was good because of the scalable business and large population. The spatial distribution of land intensive use in industrial functional areas was balanced. Those lands not used intensively in functional areas were mainly affected by old buildings, free lands, differences between status and plans.(2) The condition of intensive land use in the whole study area was close to the optimal state . Of three systems, degree of land use was the closest to the optimal state;land use intensity was the farthest away from the optimal state. The intensity of land use of the whole region should be promoted.(3) The spacial distribution of the intensive land use level in study area changed continuously and regionally. They were mainly caused by the factors of different functional areas and influences to each other.(4) This paper used set pair analysis to build the evaluation model, made full use of the evaluation index information, and systematically described the identity,diversity, contrariety and the degree of similarity between the evaluation target and different intensive land use level, and figured out the level of urban land intensive utilization. Empirical analysis showed that the theoretical framework of this paper could effectively reflect the condition and problems of intensive use of urban land.
