The problem of real estate has been a hot topic in the current society,with the social progress,economic development,demand for more and more people assessment of real estate,real estate appraisal related problems has attracted social attention.Therefore,it is of great social significance to analyze the factors which affect the accuracy of the real estate appraisal results.Vietnam real estate appraisal industry in the last century in 90s before,compared with the rest of the world started relatively late.In the transition economy gradually from the administrative price mechanism to the market price mechanism in the process of real estate appraisal services plays a particularly important role in the specific performance:the real estate appraisal to the countries in the purchase of investment and property,saving fund policy has a positive effect;in production and business activities,which can avoid the waste and leaks and Other negative loopholes,can also protect in a transaction and protect the legal rights of investors.Now,with the development of economy,the demand of real estate appraisal highly required,the real estate appraisal form an industry,a professional,independent,objective and sufficient activity in the consultation service industry,which ensures that,all parties can obtain certain benefits.On the basis of a comprehensive overview of the evaluation,the theory and concept of real estate.This paper introduces the advantages,disadvantages and the main challenges of the real estate appraisal industry in Vietnam.Take Ho Chi Minh as an example,the table 152 appraiser on behalf of Ho Chi Minh,in the 19th assessment of the company,conducted a research on the survey of gender,age and working age,the level of business conducted descriptive statistical analysis,and to investigate their views on these factors,most people think that these factors have influence on the accuracy of evaluation results,but also others think that are no effect.Based on the data obtained from the survey,this paper makes an empirical analysis on the factors that affect the accuracy of the real estate appraisal results by using the qualitative research model and the two factor Logistic regression method.The empirical results show that only four variables have a significant impact,and the degree of influence is:transparency of information.Finally,according to the research results,combined with the actual situation,in order to improve the accuracy of the evaluation results and improve the evaluation industry,some reasonable suggestions are put forward.
