Since “Urban Real Estate Mortgage Management Regulations”(the Ministry of Construction Instruction [2001] No.98)was released,China has allowed non-governmental organizations with certain qualifications to deal with real estate mortgage loan business that was once mainly dominated by banks and other financial institutions.Shenzhen Weilian Investment Guarantee Co.,Ltd.(hereinafter referred to as Weilian)is a private agency that provides professional real estate financial service.Weilian began its real estate mortgage business since 2013.As the company develops constantly and business increases quickly,the original risk control management system cannot meet the actual needs.Describing the development of mortgage loan in China and overseas market,this paper analyzes the organizational systemin Weilian's real estate mortgage loans risk control mechanismas per comprehensive risk management theory and finds out its imperfection and loopholes.Blind sides of Weilian's approval system has been spotted via information asymmetry theory.Based on comprehensive risk management theory,check and balance theory,procedure management system theory,and information asymmetry theory,this paper clarifies the risk control optimization objective and direction for Weilian.By analyzing Weilian's basic information,business situation,employee status,etc.,this paper identifies the problems existing in the company's present risk control system.Approval risk of Weilian has been quantified in accordance with qualitative and quantitative methods so as to set customers' risk level.Deep research and analysis on the real causes is conducted in line with the problems,thus the optimization plan,such asadding risk management committee in its organizational optimization and setting up risk control mode of three levels in risk control procedure optimization,is proposed to establish a more secure and efficient real estate mortgage loan risk control system.Finally,this paper summarizes the conclusions gained from research on Weilian's real estate mortgage loan risk control system.The company's ability to cope with market risks will be greatly enhanced by optimizing its risk control system.The paper puts forward prospects of the research question,the challenge of internal and external risks,the problem of value maintenance of assets in stock,non-performing asset treatment and other crucial issues.This research on Weilian's real estate mortgage loan system optimization will offer positive effects and reference significance to other peer companies.
