IFor the real estate development industry,a modern emerging industry,in a highly competitive market economy environment,the rapid development of it is also suffering from the threat of increasing financial risks.The financial risk of real estate development project is discussed from the narrow sense,that is,financing risk.Real estate companies use direct and indirect financing methods to raise funds for investment in real estate projects,construction and auction,so as to bring profits to the enterprise.However,the enterprise managers in the operation process of debt management,if not timely and effective control of financing as a result of the financial risk,so it will lead to enlarge the financial leverage,debt and the sharp increase of the cost of adverse consequences,serious harm to the operation and development of enterprises.This paper uses the method to analyze specific issues,through research,financing risk control of Lushang Limited by Share Ltd to the point,and then linked to the financing risk management problem of the whole industry.This paper mainly discusses the analysis of Lushang group financing risk,each risk and its related risk management strategy theory and combining the specific case,the project financing risk of Lushang group is reduced to a minimum,avoid resulting in financial crisis.Firstly,this paper introduces the research background and the research methods and results in the field of real estate project financing risk.Then it briefly introduces the basic concept of real estate project financing risk and the traditional risk identification and measurement methods,to explain the inadequacies of existing methods and research achievements,then introduces the research methods used in this paper.Finally to Lushang Property Co.,Ltd.as an example,using the risk identification and measurement methods and of Lushang Property Co.,Ltd.the project financing risk comprehensive qualitative and quantitative analysis,to find out the causes of the financial crisis,and put forward reasonable proposals to regulate the safe insurance,provided a new method and thought for the real estate industry project financing risk management and control.
