Local governments have increased restrictions on the rapid rise of housing prices and support for the tourism industry in July 2018.The tourism industry is increasingly valued by many developers.The construction of tourism real estate developmeat projects can not only drive the rapid growth of the region's tourism economy,but also promote the development of local real estate industry.However,the development projects of tourism real estate involve many interest subjects,long duration and huge investment,and there are many uncertain factors in the decision-making stage of the project and the implementation process of the project,which also causes the development projects to face greater risks.The study on risk management of tourism real estate development projects can not only expand the theoretical knowledge in the interdisciplinary fields of tourism and economic management,but also improve the decision-making level of tourism real estate development and management in the implementation of the project,guarantee the smooth implementation of the project,and promote the sustainable development of regional tourism and real estate.In this paper,by reference to the research achievements of domestic and international risk management and tourism real estate development project their own characteristics,combined with their actual participation in tourism real estate development project operation path and the content of risk management by literature reading theory,discusses the tourism real estate development project risk management connotation,to build a relatively complete evaluation system of tourism real estate development project risk management theory,from the tourist real estate development project risk sources,risk identification,risk evaluation and risk prevention and control of four aspects,put forward the theory and method of the system.Based ort the example of tourism real estate development project construction,the empirical analysis is carried out to provide references for the risk management of tourism real estate development project construction in the future.This article will research of risk management theory and the combination of tourism real estate development projects,according to the related theory of economics of tourism,tourism ecology,systematically analyzes the formation mechanism and all kinds of risks in tourism real estate development project is discussed from the Angle of the total project life cycle of tourism real estate development project risk identification method and process.In the study of risk identification,the whole life cycle of tourism real estate development project is divided into decision-making,planning and design stage,construction stage and ending four stage and operation stage,and by applying the method of brainstorming Delphi method,the method of identifying the 16 tourism real estate development project risk factors,using the risk matrix method and the Borda method to evaluate specific projects with various risk probability and loss degree,combined with analytic hierarchy process(ahp)to determine the weight of each risk factor.In the empirical research part,taking the 1098 tourism real estate development project of wansheng black mountain as an example,five key a-type risk factors,five b-type risk factors and six e-type risk factors were determined,and specific risk response measures were proposed for each risk factor.
