Research On The Financing Methods Of Real Estate Enterprises In China

With the rapid development of market economy,China's real estate industry has been rapid development,the reform of the housing system has combined with the government's preferential policies.The real estate industry has become an important pillar of the national economy,but also leds to the rapid development of a series of related industries.However,the real estate industry has its own particularity,because it belongs to a typical capital intensive industry,so it has high investment ratios,high risks,long cycles,easily affected by the national policy and a series of features.But the path of development of China's real estate enterprises have not been going smoothly,intense competition in the industry,the integration of acquisitions and emerging competitors within the industry,there are a variety of potential adverse effects,bring the government macro-control policy outside the industry,therefore,the real estate enterprises in China are facing with the development in the growth and become more and more complex.This paper reviews the domestic and foreign real estate enterprise financing theory,based on the analysis of the financing situation of China's real estate enterprises,through the analysis and comparison of two typical cases of Real Estate Company financing patterns and effects,the main conclusions were drawn: The diversified financing model of real estate enterprise is an inevitable choice for the future financing,the diversified financing mode also has different effect on different enterprises,real estate enterprises in the diversification of financing to prepare themselves for work,keep the corresponding cost of capital,to further reduce the cost of financing,and make diversified financing work.Through the comparative analysis,we hope to provide a new way of financing for more real estate enterprises,and promote the healthy and rapid development of real estate enterprises.
