Research On The Evaluation Of Light Assets Operation Ability Of Real Estate Enterprises

The real estate enterprises is in a stage of transformation and development in China,as the asset light business model transformation direction of the current lack of a scientific and reasonable evaluation system to analyze.It limits the ability of the enterprise in light asset management improvements to a certain extent.To evaluate the asset light operating ability of real estate enterprises provides the basis and enhance the positioning for China's real estate enterprise own light asset operation ability,it is of great significance in promoting the real estate enterprise asset light transition.According to Wanda,Vanke,Greenland Group and other typical real estate enterprises in light asset management in the process of the implementation of behavior to sort out,summed up the implementation way of asset light strategy transformation of China's real estate enterprises.then found some problems in the investment and financing level and enterprise level exist.That urgently need to be solved by improving the light the assets operation ability of real estate enterprises.On the basis of the asset light operating characteristics of real estate enterprises,establish the evaluation index system of asset light operating ability of real estate enterprises,including capital operation ability,project operation,asset light resource reserve ability and sustainable development ability of 4 first level indicators and the corresponding number of two indicators,and the evaluation index is analyzed.Method and basis to find out the measure.Finally,the weights of the one or two indexes are determined by the analytic hierarchy process,which provides a scientific evaluation index system for the evaluation of the real estate enterprises' assets operation ability.The evaluation methods of comparison and case studies show that the matterelement analysis method can not only make an objective evaluation and dynamic of asset light operating ability of real estate enterprises,but also the implementation of measures to enhance the effect of enterprise ability test.Through the evaluation of 2014 and 2016 Vanke asset light operating ability,has found Vanke asset light operating ability,the diversified means of financing innovation,excellent project operation ability,high level of service to meet the market demand,create new new service,excellent brand,the core advantage of business development,asset light resource reserves as the experience is worth learning for other enterprises.The results of this study provide a scientific basis for the evaluation of the real estate enterprises' light assets operation ability.It is helpful to the transformation and upgrading of China's real estate enterprises for future development.
