With the Chinese economy entering into the new normal,the real estate market have polarized.Beijing,Shanghai,Guangzhou,Shenzhen and other first-tier cities take on situation of short supply,high price and not buy.But some two or three,four line cities emerge embarrassing situation of large inventories,poor sales and house prices falling.To response this poor market environment,some small and medium-sized real estate enterprises who is lack of technical and management capacity and have land and capital chose the development model of agent system.The paper aims to research the development model of agent system used for the construction management of the real estate project.And provide theoretical guidance and case guidance for standardizing the subsequent construction of the real estate project and the improving the project management performance.It is the inevitable result of market competition to implement the agent construction management model in the real estate industry.If the investors want to build high-quality and low-cost commercial housing,they must rely on excellent technology and management of the construction team.It's a major problem for these investors to face how to choose the satisfactory agent and effectively motivate and constrain them in improving the management performance of the agent construction project.This paper analyzes and solves the above problems from two aspects.First,it constructs the qualification evaluation method basing on the interval number gray relational analysis theory to select the content agent for these investors.Secondly,it uses game theory to analyze rent-seeking behavior of the agent in working,and to propose a solution to achieve effective incentives and constraints for the agent.What is the investors most concerned about is that the quality,schedule,cost and sales and other indicators of the real estate projects are whether meet the demand of the investor or not,that is,the management performance of agent is whether qualified or not.In order to solve this problem,this paper uses the target decomposition method to construct three level performance evaluation system.And then use the fuzzy matter-element method to establish the performance evaluation model.Finally,it is proved that the evaluation model is feasible to evaluate management performance of the real estate.
