| With the transformation of China’s real estate market from an absolute shortage to an imbalance between supply and demand,China has introduced a number of regulatory policies.Due to the slowdown in sales growth in the real estate market,the traditional heavy asset operation model of real estate enterprises has become a major factor restricting the future development of real estate enterprises.In this context,it is of great practical significance and certain theoretical significance to study the transformation of real estate business operation mode.This paper takes Vanke as the research object,selects 2014 as the demarcation point,and uses case study method,qualitative and quantitative method to compare the financial data before and after the transformation of Vanke light asset operation mode.By constructing analysis indicators such as business operation capability,profitability,solvency,cash flow and economic value added,combined with the reasons for enterprise transformation,and deploying light asset transformation measures,it is found that the transformation of Vanke light asset operation mode has helped the company’s profitability increase by 2.2%.Operating capacity increased by 50.8%,cash flow increased by 29.4%,and economic value added increased by 54%.On this basis,through comparison with the financial indicators of the typical real estate enterprise Poly Group,which is a heavy asset operation model in the same industry,the study found that although the financial institutions fluctuated roughly the same,Vanke profitability after the transformation of\young assets in 2014 And the growth rate of operational capacity is significantly higher than Poly.Through the research on the transformation of Vanke light assets,it can be concluded that the transformation of the light asset operation model has brought remarkable results to Vanke in the short term.The light asset operation mode can reduce the capital cost of enterprises,increase the capital flow of enterprises,increase the profitability of enterprises,and improve the operational efficiency of enterprises.However,due to the different advantages and development status of each real estate enterprise,when choosing a transformation strategy,the transformation proposal is given from the enterprise level,and the real estate enterprise should choose the appropriate operation mode according to its own situation.Through the research on the transformation of Vanke light asset operation mode,it is expected to provide reference for other real estate enterprises to provide experience in the transformation of light asset operation mode. |
