Factors Study On Affecting The Real Estate Enterprises To Choose The Strategic Material And Equipment Supplier

With the policy relaxation of the real estate market and the government issued a twochild policy,the people's demand for housing is increasing.According to the real estate enterprise sales rankings in 2016,the real estate market transaction scale hit record highs,at the same time sales of real estate enterprises has reached all-time highs.On the back of market,faced the situation of increasing competition and integration,enterprises must improve competitiveness if they want get a place in the fierce competition.As real estate enterprise important long-term cooperation partner,strategic materials and equipment suppliers could provide much help for real estate enterprises,so suppliers selection became the focus of procurement work of real estate enterprises.This article uses structural equation model to study the influence factors of strategic materials and equipment supplier selection based on the characteristics of strategic partner and materials and equipment suppliers,making some relevant suggestions.This article first introduced relevant theory as the real estate purchasing and supplier management,supplier selection and structural equation model,analyzed the characteristics of real estate enterprise procurement activities,classificated the real estate suppliers and summarized the differences between traditional suppliers and strategic suppliers and 12 kinds of selection methods commonly used,introducesd the basic comcepts and the advanteges of the structural equation model,selected structural equation model as the analysis method of influence factor.Finally,according to the results of structural equation model,got the mutual influence relationships among enterprise competitiveness,price,quality and cooperation,identify four key influence factors: product quality,after-sales service,cooperation and brand value.Based on the results of this article,gave suggestions to the real estate enterprises and suppliers to optimize procurement work,summarized this article and expounds the research limitations and prospects.
