The paper summarized the connotation and characteristics of the urban and rural land integration management,and the changes and present situation of the land system in China by methods of literature research and induction analysis,also analyzed the drawbacks of the existing construction land system.The unified construction land market has advantages of high efficiency,fairness and equality,and plays its efficient allocation of resources.The paper proved the theoretical feasibility and the practical feasibility of this model by methods of combining theory with practice and the combination quality and quantity analysis.The unified construction land market requires that the urban and rural construction land have the same rights and price level,and carry on the market activity in the unified trading platform and the management center.The unified construction land market improved mainly the land supply system and the management platform of the existing construction land market.There is a land market management platform has been improved.The improvement of the land supply system is mainly reflected in the quantification and authentic right of collective construction land,the discount shares of land joint-stock cooperative enterprises after the registration of land information,the shares of the cooperative enterprises to manage the market activities;management platform included the land price centers,the inquiry centers,the trading centers and the asset management centers so on.The paper focused on the analysis of the feasibility and the basic content of the unified construction market and construction,where the efficiency advantages of the unified construction land market is analyzed by using the model of construction land supply-demand curve,the performance advantage of the unified construction land market is analyzed with the help of the economic performance evaluation formula and the social performance evaluation formula,respectively,derived by land output benefit model and labor utility model.the paper analyzed the practical feasibility of establishing unified construction land markets through the case analysis of the integration management of urban and rural construction land in Nanhai,Guangdong.Finally,The research of the thesis is obtained that the unified construction land market has advantages of efficiency and performance.
