On the basis of combing the study of the transaction cost of agricultural land circulation in China,this paper explores the ways to reduce the cost of agricultural land transaction.This paper analyzes the reduction of the cost of agricultural land transfer from the perspective of contract selection,which is different from the basic knowledge of Coase's transaction cost,Williamson's transaction cost analysis paradigm and Coase's property right perspective.This paper discovers that the previous contract theory focuses on the supervision of the implementation of the contract,that is,the investigation mechanism of the aftermath of the incomplete contract theory,and ignores the conclusion of the contract or the negotiation fee.This paper improves the contract analysis,and puts forward the theory of contract choice based on the comprehensive transaction cost,whichincludes the negotiation cost and the supervision execution fee into the transaction cost.In order to explain the problem and discuss it better,this paper builds a general contract selection model on the relationship between contract form,negotiation cost,supervision cost and total factor productivity by means of production function and cost function.Then,under the thought of "studying the transaction cost from the specific transaction behavior",this paper focuses on the large-scale circulation of agricultural land,which is different from the study of the transaction cost literature of the agricultural land circulation and found that the agricultural land The nature of the transaction costs concluded by the contract,clarifying the reasons for the high cost of consultation from three aspects.Under the framework of contract selection theory,this paper analyzes the contract and organization arrangement to reduce the cost of agricultural land transfer transaction,including the possibility and realization condition of government's leading agricultural land circulation,and then discusses the relationship between agricultural professional cooperation organization The possibility of reduced negotiated costs in large-scale agricultural land contract.This paper focuses on the important role of negotiation costs in the determination of farmland transfer contracts,which is based on thinking from the "specific transaction behavior analysis of transaction costs".According to this thinking,it is clear that the general agricultural land transfer(such as land exchange between farmers)and large-scale agricultural land transfer(such as the scale of large-scale integration),these two different trading methods in the consultation costs Aspects of the huge difference.According to the analysis of this article,the cost of consultation and the implementation of the cost of the joint decision to fragmentation and trading frequency.The paradox of the value combination of land monopoly caused by land monopoly,which caused the moral hazard of the parties in the agreement,hindered the negotiating(bargaining),thereby increasing the cost of land transfer contracts.In the current pattern of farmland fragmentation,decentralization of property rights,large-scale agricultural land transfer involves a large number of individual farmers,resulting in a huge consultation costs.These three aspects of the special nature,resulting in the agricultural land market relative to other elements of the nature of the different transaction costs,that is,high cost of consultation.According to the contract selection theory,different contract options are based on different transaction costs,which can reduce the transaction costs of the corresponding transaction.For the large-scale circulation of agricultural land,the need for large-scale integration of agricultural land,this large-scale circulation contract in the high cost of negotiations is difficult to conclude.So the need for new contract arrangements to reduce such consultation costs,and to achieve the scale of agriculture management.The agricultural professional cooperative organization is a desirable way through specific contractual arrangements,from changes in agricultural land transactions to agricultural land rights.Therefore,although the different contracts or around the farmland to start,but the relevant rights structure transactions are different,so as to avoid the"agricultural land of agricultural professional cooperative organizations in promoting farmland circulation and farmers'income increase through the case analysis of chapter 5 and the econometric regression model of Chapter 6.
