At present,the lack of effective collateral is the main reason leading to rural financing difficulties and difficult farmers' loans.Rural land contract management right mortgage business started,making the rural land operators rely on all the contractual management rights to obtain credit funds become a reality,this initiative for China's sustainable development of agriculture provides a solid guarantee.This paper summarizes the theoretical and practical significance of the study of rural land contract management right mortgage loan from the actual situation of our country and the actual situation of Zaozhuang by using theoretical research,game analysis and case analysis.This paper takes the theory of land property right,risk theory,scale economy theory and land rent theory as the research guide.Through the game analysis of the choice of strategy of bank and agricultural management,the internal driving force which can promote its development is explored.Through the analysis shows that only the right to land contract management can be realized,will become a bank to accept the large agricultural operators have restricted mortgages,so that banks will choose to large loans to large agricultural enterprises,agricultural management will choose to return the principal and interest,The government should reduce the risk of reducing the loan risk from the actual situation,at the same time,to help the management of large enterprises to reduce the risk of agricultural production proceeds for the return of loan principal and interest;through Zaozhuang City,Shandong Province,rural land contract management right mortgage business situation analysis and summary The present situation and existing problems of mortgage land in Zaozhuang City are mainly difficult to determine the value of collateral,difficult to deal with collateral,difficult to prevent loan risk,imperfect legal system and insufficient enthusiasm for bank lending.The nature of agricultural production determines the large agricultural management through the normal production may not be able to repay the loan principal and interest,then the bank needs to realize the mortgage land contractual management rights to make up for the loss of loans,so convenient and quick to realize mortgage land contractual management rights Is an effective way to ensure the normal payment of mortgages.Based on the existing problems and the game strategy,this paper puts forward some suggestions on the optimization of rural land contract management right in Zaozhuang City,and puts forward some suggestions on how to optimize the land contract management right from three aspects:operation flow,policy optimization and risk prevention.Loans are operational,but also need to improve the relevant laws and regulations,the establishment of land transfer market at all levels,the establishment of professional evaluation agencies,and reasonable guidance to the flow of funds and other aspects of policy support.
