Research On Risk Management Of Real Estate Project Loan In Commercial Banks

Since the reform and opening up for several decades in China,the real estate industry is developing rapidly and it has become the main driving force for our country to promote economic growth and increase local financial revenue.Meanwhile,the metal smelting,house building and other related industries driven by the real estate industry are increasing by leaps and bounds.Lending to commercial banks is an effective way to raise money.The commercial banks as for-profit enterprises,the loan business of the real estate project development has become an important part of their main business when facing the huge market.With the gradual development of the Real Estate Company,the related loan business is also increasing and it has gradually become the main source of asset sources for commercial banks.This article will study the loan management risk,the cause of risk and the related policies of risk of the commercial bank real estate development project.This paper takes the real estate project loan of the X Bank as an example to study on the risk management and the measures they take to deal with the risks.As far as the current market is concerned,more and more Real Estate Company are not able to return the bank's loans on time.This phenomenon on the rise not only dose it cause great losses to the bank's business,but it also has an extremely bad effect on the Real Estate Company's credit.This article starting with the loan situation of X Bank firstly discusses the present situation of the risk management of the real estate project loan in China's commercial banks.The risk characteristics of real estate project loan are expounded in detail,and the existing risk factors and related problems are systematically analyzed.Then,based on the categories of loan risks of real estate projects,the procedure arrangement and organization implementation of X bank real estate project loan risk management are elaborated.Finally,put forward the new mode of construction of commercial bank real estate project loan risk management system,formulate operation flow of real estate project loans,review and summary of the process of risk,refine the work,further to construct a framework the risk management process.
