China has entered aging society,the conflict between the residents of old-age and lack of supporting growing aging population continues to increase,the pension estate issues must be taken seriously and resolved.There is a huge gap between supply and demand for the aged pension facilities and services,community home-based care can not meet the special needs of the elderly pension,the pension agency ignored the wishes of pension at home.This paper study the embedded pension real estate model which combines the advantages of home-based pension and institutional pension.Based on the theories of social embeddedness,market segmentation and demand hierarchy and age stratification,the article takes the embedded pension real estate model as the research object through literature analysis and multi-case analysis.Taking Zhejiang Province as an example,this paper studies the market environment for the development of embedded pension real estate model.Through the case analysis,summarize the embedded experience,study the development route and tactics choice of embedded pension real estate model,and finally put forward the countermeasures to ensure the smooth operation of the model.Article from the four aspects to research.(1)Based on the analysis of the current research on the operating model of the pension-related real estate,this paper defines the model of the pension-related real estate and the embedded pension-related real estate and determines the research goal.(2)Through the analysis of the market environment of embedded pension real estate in Zhejiang Province,this paper constructs the relationship mechanism model that affects the factors of embedded pension real estate model,and determines the conditions for the implementation and replication of embedded pension real estate model.(3)Taking Vanke Square and Greentown Wu Zhen Ya Yuan and Tao Li Chun Feng as an example,this paper analyzes from the four aspects of site selection,park planning,hardware support and pension service.The development path of mature communities is mainly to rehabilitate the elderly in the community and improve the barrier-free design,embed the old-age hardware facilities in the community,introduce the professional service personnel to provide the elderly service,and realize the aspirations of the elderly living in peacetime.The new project emphasizes the construction of a full-age community,embedding medical resources,pension services and education and cultural industries.(4)from the government and developers from two perspectives,put forward development proposals to ensure that the implementation of embedded retirement real estate model and operation.This paper studies the development route and strategy choice of embedded pension real estate model,provides a replicable template for the implementation of embedded pension real estate model,and promotes the social pension service system "based on home and community,supplemented by institutions".
