In recent years,the American baby boomers after the Second World War have stepped into old ages,which resulting in explosive growth of the American eldercare industry,the developed financial market and the mature capital operation mode have spawned a large number of eldercare operation companies,and the eldercare real estate has made large-scale development.At present,China's aging degree is still lower compared with that of America,similar products on the financial market are deficient,capital market investment maturity is not enough,and a large-scale eldercare real estate market has not been formed yet.With increasing acceleration of China's population aging tendency,the government is bound to introduce a favorable eldercare policy to solve the eldercare problem,even the financial and eldercare insurance system specially aimed at the eldercare real estate,which promotes the development of the domestic eldercare market.This thesis will analyze the development and operation environment,the development and operation subject and the development and operation products of China's eldercare real estate and typical cases of domestic eldercare real estate with reference to the development mode of the mature eldercare real estate in America and Japan,and lay emphasis on the industry operation environment,enterprise competitive ability and product competitive ability of domestic real estate enterprises.Furthermore,taking a real estate enterprise as an example,this thesis will explore the development mode,operation mode,financing mode and the like of the domestic eldercare real estate,and study the development and operation mode suitable for the eldercare real estate of the real estate enterprises.According to the mature eldercare real estate development and operation modes of Japan and America,if we take the American mode as the reference,the CCRC eldercare community mode may become the development direction most suitable for the real estate company's eldercare real estate development and operation,but if the domestic macro-policy inclines to Japan's nursing direction,the small-scale eldercare apartment mode mainly adopting the day care center will become the main development direction of eldercare operation.The core competitiveness of the amnesia nursing/professional physiotherapy nursing home lies in medical service of the service-intensive industry,but the real estate enterprise does not have the corresponding superiority and the core competitiveness.The research results show that the real estate enterprises should give full play to the strong development,construction,financing and property management capabilities and build up a certain brand awareness and customer accumulation when developing the eldercare real estate industry.It is concluded that the eldercare real estate of the real estate enterprises should adopt the staged development mode according to market maturity,from the aspect of the financing mode,the real estate enterprises should try to introduce the venture capital enterprise,private placement or the trust fund company and innovate the financial modes such as the BOT mode and reverse mortgage product,and from the aspect of the operation mode,the real estate enterprises should establish own development and operation teams and develop the small day care center in time in cooperation with the eldercare organization and medical organization to accumulate the experience of development and operation.
