Research On Diversified Financing Model Of Real Estate Enterprises

With the rapid and sustained growth of China's national economy,the continuous improvement of residents' living income level and the ac-celeration of urbanization process,China's real estate industry has main-tained rapid development,and has become an important pillar industry of China's national economy.According to statistics,in 2016 China's real estate industry added value accounted for the proportion of GDP was 6.5%.It proves that the real estate industry plays an important role in the national macro economy,and its steady development is closely related to the national economy and the people's livelihood.Capital is the basis for the survival and development of real estate enterprises.As a typical capi-tal intensive industry,financing problem is an indispensable topic ac-companying the development of real estate enterprises.With the continuous adjustment of the relevant macroeconomic pol-icies of the real estate industry,financing difficulties,narrow financing channels,high financing costs plagued many real estate enterprises.Funding has become a bottleneck in the development of many real estate enterprises.Whether it can solve the problem of capital source of enter-prises and ensure the smooth financing channel is the key problem related to the survival of real estate enterprises.In reality,most of the real estate enterprises have not established the financing methods and scientific fi-nancing strategies to adapt to the changing market,and the diversified fi-nancing system of the real estate industry has not formed.As a well-known enterprise in real estate,CFLD effectively financ-ing through more than 20 kinds of financing methods.It takes full ad-vantage of the internal resources of enterprises and innovative financing methods,to meet the strong capital needs and ensure stable capital supply and control the financing risk.In the end,it has achieved the leap forward development of enterprises,and has leapt to the position of the top ten re-al estate enterprises in China within 6 years after the listing.In this paper,based on the financing situation of the real estate in-dustry,we take the diversified financing model of real estate industry as the research object.This paper probes into the process of CFLD's diver-sified financing,as well as the background,motivation and function of choosing various financing methods,and analyzes and evaluates the ef-fect of diversified financing.Finally,this paper summarizes the experi-ence of CFLD in the diversified financing model,and provides enlight-enment or the financing of real estate enterprises in China.Through the study of CFLD case,we can come to the conclusion that the diversified financing model can improve the financing efficiency of enterprises,reduce the cost of financing.Enterprises can effectively control the financing risk through portfolio financing,innovative financ-ing tools can revitalize the stock of assets.Therefore,the real estate en-terprises should adopt diversified financing model to solve the financing difficulties and provide an endless flow of funds for the development of enterprises.Finally,drawing lessons from the financing experience of CFLD,this paper draws inspiration:first,enterprises should strengthen the internal financing,and enhance the financing strength of enterprises.Second,enterprises should develop financing channels and build a diver-sified financing channel system.Third,enterprises should flexibly adjust the financing tool portfolio,and strengthen the control of financing risk.Fourth,pay attention to financing innovation,revitalize the stock assets.In this way,the real estate enterprises can improve the financing ability,and realize the healthy and stable development.
