In the past 30 years,the real estate industry has become an important pillar of our national economy.Even in recent years it has been subjected to question of "real estate bubble" and "profiteering economy",real estate industry still plays a vital role in promoting rapid economic development and increasing GDP.As a typical capitalintensive industry,real estate has a long period of development and massive capital investment,therefore,the demand for financing in real estate enterprises is exceptionally strong.However,in recent years,with the phenomenon of overheating in the real estate market,the government has gradually strengthened macro regulation and control of real estate and limited some financing channels,which increased the difficulty of financing in real estate enterprises.Therefore,the diversified financing of real estate enterprises has become a problem worthy of study.Funds are the lifeblood of the production and management of the real estate enterprises.In the present,the development of China's capital market is not enough and the real estate finance started late.There are many problems in real estate financing in China,such as bank loan,single channel,too big difference in financing ability and lack of relevant laws and regulations.These problems Seriously hinders the healthy development of the real estate industry.So,what are the characteristics of real estate financing? What are the influencing factors of enterprise financing strategy? What is a diversified financing strategy? Why do we need to adopt a diversified financing strategy? How does the industry model of diversified financing strategies operate? A series of questions waiting to start.In view of the above questions,this paper first analyzes the characteristics of the financing activities of the real estate industry and the influencing factors of the financing strategy and gives a clear definition of the diversified financing strategy.Secondly,it analyzes the current situation and problems of the financing of real estate enterprises in our country and proves the necessity of the diversified financing strategy.Besides,it analyzes the case of Vanke.Finally,based on the reality of China's real estate financing,combined with the financing experience of Vanke,I put forward countermeasures and suggestions from two perspectives of enterprises and government regulators.But there are also shortcomings in this paper.Due to the limited ability and writing time of the author,in the case of Vanke,there is a lack of lateral comparison between the same industry data,which may produce immature views.At the same time,as the real estate industry is highly sensitive to policies,this paper can only give some suggestions to the financing strategies from the current policy background,and it is difficult to follow the pace of policy at all times.
