At present,the "dissolve property inventory" has become one of important tasks in the central economic work,to guarantee the robustness of the whole real estate market,the government departments to encourage real estate enterprises from the aspects of their own to promote the reform of the supply side.The development and construction time of residential and commercial complex is long and the overall investment is high,so the real estate enterprises are basically the high-risk enterprises.To ensure the sustainable development of the enterprise and always occupy the market share effectively,on the one hand,need to make sure that enterprise construction project innovation advantage,on the other hand the project cost need system,effective management,the relative cost is one of the important factors that reflect the enterprise's core competitiveness.However,traditional project cost control method,mechanical cutting costs,ignored the link between in different stages of the project,in the short term there may be some results,in the long run,in fact greatly increase the hidden costs of the project.Based on the above background,the real estate enterprises need to know in the process of project development in different stages of the project in the project of location and project of the value chain of the value chain,aiming at important value activities,under the limited investment balance input and value activities,as far as possible to ensure the value of value-added effect activities get relatively optimal costs,to maintain the real estate enterprise comprehensive competitive advantage is of great significance.Based on value chain theory,the cost control theory and the theoretical basis of cost control based on value chain,reframe the value of real estate enterprise project development activities,this article analyzes the cost and value activities consume resources project cost control,and cost control based on value chain can better solve the problem of the current real estate enterprise project cost control,is to realize the real estate enterprises to improve economic benefit and an effective way to enhance the comprehensive competitive advantage.Through Z real estate enterprise case,according to the basic situation of enterprises,project cost and project development cost and control the status quo,analysis of the current problems existing in project cost control of enterprise,analysis the reasons behind the problem,the project development in the early period of the value chain decision-making stage,design stage,construction stage,project planning,delivery,sales stage property to comb,analyzing the cost structure in different stages of the project,at the same time to the corresponding analysis of cost control.Finally,based on the value chain analysis,the fuzzy linear programming model is used to optimize the cost structure,and the cost control and improvement measures are put forward.Based on the analysis of the value chain of the real estate project development to the Z company,combined with the cost of value chain and value chain,review,design and optimize the core business process,organization structure and information flow,the enterprise organization and management to reduce costs,control operational risks,improve enterprise's core competitiveness.
