Researching On Cost Control Of The Real Estate Enterprise On Base Of Value Engineering

With speeding of economic integral progress and the fusion of local and international market, the big real estate enterprise comes out own original territory in succession,who throw into other domestic markets and even into international markets. At the same time,lots of competing international enterprises comes to domestic markets to investing real estate. Facing that,the real estate enterprises must enhance Core competitiveness and looking for the way to reducing cost if they want to Survival and development.This thesis hope to find out a correspond a point between value engineering and cost control of real estate enterprise ,in order to provide the real estate business enterprise some reference for controlling cost and raiseing benefit and so on.This thesis adopt the norm analysis method and example analysis method to research. Firstly,after comparing several cost controlling methods that enterprises can chose, this thesis make VE, which adapt with enterprise better. Secondly, through theories analysis, this thesis make sure cost items and value links of real estate enterprise. Through analyzing, we thought about that there are six main value links include land bid activity, design activity, engineering construction activity and finish construction acceptance activity, sales activity and so on. According to researching on value links, this thesis made sure eight cost items, such as land bids cost item, engineering cost item and so on. These cost items can be controlled by VE. Thirdly, this thesis made golden coast as example to analyze on base of cost items. Through ABC analysis method, this thesis chose construction and installation cost, which is 70% proportion of total cost,and selling expenses, which have great influence on enterprise, as the anaysis body of VE. According to the function definition and analysis and evaluation on television supervision system and selling expenses, this thesis computed lowers sum and lower range of cost. This thesis aggregated conclusions of studying of norm analysis and example analysis, which pointed out some shortcomes and questions that must be paid attention in implementation process of VE.According to analyzing, this thesis draw conclusions: Firstly, VE can help the real estate enterprise control the construction and installation cost, but also the cost of various activity. Secondly, the value engineering analysis can directly make sure a certain lower range of products or activities, which will benefit decision.This thesis mainly has two innovations: (1)we put forward that VE shoule combine with value chain to control cost. This thesis made sure value added links by value chain anayzing before making sure cost items. So, value chain can be the basis of VE, that made cost control more Targeted. This thesis analyzed cost control of the real estate enterprise by norm analysis and example analysis method.the conclusions will target the real estate enterprises more Accurated.
