With the continuous development of the national economy,the acceleration of the process of urbanization,the increase of urban population,the change of the concept of consumption among residents and the change of the consumption structure,the demand for housing will continue to increase,Strong demand is the basic characteristics of the current stage of the development of China's real estate market,and commodity housing market is the main form of the real estate market.At present,China's commercial housing is mainly built in the traditional way,mainly handwet site operations,waste of resources,construction waste more.This runs counter to our country's concept of a "resource-saving and environment-friendly" society of sustainable development.In order to meet the needs of the people as well as meet the requirements of the sustainable development of our economy,an assembled commercial residence with the advantages of high efficiency,resource saving,less pollution and low construction cost is the best choice.This paper mainly studies the risk analysis of the assembly-type commercial residential projects.Through the relevant literature and case studies at home and abroad,combined with the status quo of prefabricated buildings and commercial housing market in China,the risks of all aspects of assembled commercial housing projects are identified and systematically researched and analyzed.First,the definition and study of the assembly-type commercial housing,and compared with the traditional commercial residential buildings,concluded that the advantage of the assembly-type residential more in line with the current social development needs.In the use of risk management knowledge to identify project risks,based on expert opinion reached the risk of assembly-type commercial housing,and the establishment of assembly-type commodity housing project risk system.Secondly,using the cloud model,fuzzy evaluation and AHP to evaluate the risk of the assembly-type commercial residential project,and verifying the feasibility of the rating model according to the case.According to the risk characteristics of the assembled commodity residential project,using the digital characteristics of the cloud model Weights and membership matrixes of each risk factor are respectively expressed,and a comprehensive evaluation of the project is carried out to obtain a comprehensive evaluation cloud model of indicators,and the actual case is analyzed.It concludes that the risks of fabricated commodity residential projects are "generally slightly lower".The prominent significance of this chapter is also the significance of this study is to get the most intuitive and most scientific evaluation results of assembly-type commercial residential buildings,and find out the main factors that affect the operation of the assembly-type commercial residential projects in order to develop Business to provide the basis for scientific decision-making,development of smaller projects risk,increase project returns.Finally,it draws the main risk and the secondary risk,and formulates the corresponding countermeasures for each risk.And based on the results of the operation of the model,put forward reasonable measures for the project.Hope that the assembly-type commercial housing project risk management can learn from,and can improve the market competitiveness of enterprises,and promote the development of China's assembly of commercial housing.
