Research On The Cost Control Of Municipal Engineering Of X Real Estate Company

Municipal construction projects are mainly invested by local government;meanwhile the municipal attachments of residential or commercial buildings are constructed by real estate companies but operated by local government after construction.If it was urban roads to be reconstructed,the situation would be much more complicated.The municipal attachments built by real estate companies include roads,drainage,heat,electronic,water supply,etc.These attachments are operated by different government departments and applied to different criterions,which results to the difficulty to control construction cost.Only scientific control of cost for municipal attachments construction could guarantee the building project works well.This thesis focuses on the municipal attachments constructed by real estate companies,taking into consideration of current building project management model and the frame work of X,analyzing the four stages that will affect the cost of municipal attachments constructed by real estate companies: a.decision stage,b.design stage,c.construction stage,d.completion stage.Firstly,this thesis analyzes the framework of X,for that good framework really helps to cut the cost.Secondly,this thesis analyzing the decision stage,which is the key stage for the cost control.This thesis will calculate the estimated invest according to the project scale and construction plan with the method of index evaluation and estimation calculation.Then the thesis will analyze the method of Value Engineering and Total Cost Management in the design stage to select the design plan in order to control the cost.In the construction stage,the thesis will focuses on the analyzing of importance of biding and contracting stage,and control the cost within the budget by controlling of engineering change notice。In the completion stage,the focus will be how to pass the 3-level audition and finish the works of cost control after construction.This thesis comprehensively analyzes the main elements that affect the cost control in the municipal attachments construction of X,suggesting the analyzing method andresearch measures.Based on the real cases,this thesis proposes a plan to conduct cost control,which will benefit the practice of cost control in municipal attachments construction by real estate companies.
