At this stage,urbanization is an endogenous driving force for China’s economic growth and social progress,and it is also the focus of Tibet’s future development.Both the Central Sixth Tibet Work Conference and the Tibet Autonomous Region Urban Work Conference stressed that Tibet need to further promote the process of urbanization.In recent years,urbanization in Tibet has developed rapidly.In 2016,the urbanization rate in Tibet reached 29.56%,and Tibet urbanization has maintained a relatively high annual growth rate in recent years.At the same time,the real estate market in Tibet has developed rapidly since its inception in 2002.At present,real estate in Tibet has become a pillar industry.Therefore,it is necessary to study the impact of urbanization on real estate prices in Tibet.At present,the study on the urbanization of Tibet is relatively complete.However,due to the relatively late start of the development of real estate in Tibet,there is relatively little research on real estate in Tibet.Judging from the scope of Zhiwang.com,the relevant literature about the impact of urbanization on real estate in Tibet still does not exist.A large number of relevant studies have shown that there is a close relationship between urbanization and real estate.Therefore,this paper believes that it is of theoretical significance to study the impact of urbanization on real estate prices in Tibet.At this stage,the development of urbanization in Tibet is facing a crucial moment.In the process of urbanization,housing issues and housing prices are the primary concerns of people.Therefore,it is of practical significance to study the impact of urbanization on real estate prices in Tibet.The research focus of this paper is the impact of urbanization on real estate prices in Tibet.The literature research method,statistical analysis method and correlation analysis are mainly used to study the impact of urbanization on real estate prices in Tibet.The general idea of the full text is as follows:First of all,the paper summarizes important concepts and theories on the basis of combing relevant literature at home and abroad,and uses the theory of supply and demand price mechanism to analyze the impact of urbanization on real estate prices.Second,on the basis of theoretical analysis,the further exploration of the status of the development of urbanization and real estate in Tibet as well as the problems existing in their respective developments is further discussed.And by selecting data on the urbanization rate of Tibet an population from 2002 to 2016 and the sales price of commercial housing,a concrete analysis was made of the relationship between urbanization rate and real estate price in Tibet.Through the correlation test,there is a significant positive correlation between the urbanization rate and real estate prices in Tibet.Through the ADF test,it is found that the urbanization rate and real estate price in Tibet are second-order single integer sequences.The cointegration test found that there is a long-term stable relationship between the urbanization rate and real estate prices in Tibet.Through the Granger causality test,it was found that the urbanization rate in Tibet is the Granger cause of real estate prices,but the real estate price in Tibet is not the Granger cause of urbanization.Finally,on the basis of the previous status description and correlation analysis,the reasons for the lack of coordinated development of urbanization and real estate in Tibet are analyzed,and the promotion of urbanization and real estate in Tibet is proposed in three aspects: economy,government,and real estate enterprises themselves.Coordinate development strategies and recommendations.
