Cash flow is the blood of the enterprise.A company even if has a big scale and Strong profitability,once facing the management of cash flow problems,will also hinder the healthy development of the enterprise,and even cash chain rupture or enterprise bankruptcy.The real estate industry is capital-intensive industry sector to develop a project involves a long time,a lot of process and a lot of fund.Even in the face of having difficulties to predict the control policy and the market.Therefore,strengthening the whole process of real estate enterprise cash flow management is very important.The golden age of the real estate industry is no longer exist,along with real estate profession sudden and huge profits time past,the real estate developers has switch to the intensive management.Commercial real estate cash flow cycle longer than residential property,at the same time,the project operating management is more difficult,the cash flow management in the process of operation is more necessary.Commercial real estate enterprise's cash flow management is refers to the real estate development enterprises in determining the target under the premise of reasonable allocate well able to take advantage of production technology,sales channel resources,human resources,through the comparison of different operation mode of cash inflows and cash outflows,select the best scheme to achieve better performance of cash receipts and cash disbursements.And this plan is in the whole project development and construction,sales and the late property in operations management.Commercial real estate enterprise's cash flow management is a dynamic process,throughout the entire life cycle of commercial real estate,the specific performance management at the beginning of the project plan for the cash flow forecast,cash flow control in the process of project construction,the commercial project operation management after the completion of the project.In this paper,the author adopts the combination of theoretical research and case study method.First of all,through the research of other scholars in the field of cash flow management theory,the qualitative analysis problems those exist in the commercial real estate cash flow management status and the causes of problems.Secondly,give priority to with quantitative analysis in case study,the adopted before and after the contrast analysis and the method of horizontal comparison,select the same period of Chengdu's two comparable commercial real estate project cash flow data,for the same project before and after the comparison and analysis of cash flow and transverse comparison and analysis of cash flow between the two projects.This case involves two projects,one of the better project cash flow managements;basic can reach the expected level,while other project actual cash flow problems,with the expected vary widely.Again,the author from the perspective of cash flow management,analyzed the experience of successful cases,and compare the failure case,W project is analyzed with X project cash flow management in the cause of the difference.Finally,in view of the case analysis concluded,from the perspective of government and commercial real estate development enterprise,government policy,the developer's project strategy adjustment and the improvement of the internal financial management system put forward specific suggestions.In this paper,the concept of the whole process management for real estate project cash flow focused on the status of commercial real estate supply field competition motivation,from the perspective of company operation put forward the corresponding management measures of cash flow,it helped the commercial real estate enterprises enhance the management of the project cash flow value and management ability,prevent the liquidity risk.In the current fierce competition in the commercial real estate project,a shopping Centre will be closed,vacancy waste of social resources,it can do a good job in commercial real estate project cash flow management,avoid the waste of social resources so as to promote the real estate enterprise and stable operation and the stable development of national economy.
