With the continuous development of China's economy,the real estate industry has ushered in a new stage of development,after the initial stage of windfall profits to the development stage of relatively stable social benefits,at the same time,the market environment of the real estate industry is undergoing profound and significant changes,from the initial relatively loose regulatory status gradually become more standardized and strict,and small and medium-sized real estate enterprises are close to.Years are also increasing,industry competition is becoming increasingly fierce,want to stand out in the competition also need adequate financial support,all of which put forward higher requirements for the real estate enterprise's capital strength and cash flow ability.The real estate industry itself has the particularity of long development cycle of real estate projects,large and frequent outflow of funds in the early stage of development,long occupancy period of funds,slow return of funds,and being greatly influenced by policies.It also increases the difficulty of cash flow optimization of real estate enterprises.Therefore,it is necessary to study cash flow optimization of real estate companies.On the basis of reading a lot of literature about cash flow optimization at home and abroad,this paper studies the related concepts,basic contents,objectives and methods and some basic theories of cash flow optimization.Through the study of the characteristics and problems of cash flow in real estate enterprises,the analysis system of cash flow is constructed from four aspects: flow direction,flow,flow and speed.This paper makes a comprehensive and comprehensive analysis of the cash flow of A Company(hereinafter referredd to as A Company)from these four aspects,and compares it with Vanke Company,the leading enterprise in the real estate industry in the same period.Through the analysis of the actual situation of A Real Estate Development Group Co.,Ltd.,it points out the important problems existing in the current cash flow process of A Company,and puts forward the corresponding cash flow for A Company from these four aspects in turn.In order to optimize the problems existing in the cash flow of A Company,suggestions for improvement of cash flow are put forward.This paper attempts to provide a reference for cash flow analysis and optimization of small and medium-sized enterprises in the real estate industry,in order to improve the quality of cash flow of small and medium-sized real estate enterprises.
