With the advancement of unified real estate registration work in China and the use of underground space has been continuously deepened,how to divide the underground real estate unit and Compile unique code has become an urgent problem to be solved for real estate registration department.In this paper,all kinds of underground space facilities as the research object,The idea and coding mode of underground space real estate unit is proposed.With the setting and coding rules of the real estate unit shall be based on,the administrative regulations,national standards and industry standards shall be guided.The paper also studies the typical cases of hefei city,and the suitability and feasibility of the encoding scheme are verified.The main research contents of this paper include the following aspects:(1)Firstly,studying of classification and stratification for underground space facilities.On the premise of meeting the real estate registration requirements,by summarizing the current classification methods of three kinds of underground space facilities,and analyzing the advantages and disadvantages of each method,it is proposed to divide the types of facilities according to the functions.By studying the present stratification status of urban underground space and combining with the underground space management methods promulgated by provinces and cities,this paper proposes to divide the underground space into three levels: shallow underground,middle underground and deep underground.(2)Secondly,research on the unit division of real estate in underground space.Focus on the underground transport facilities,underground public service facilities and underground municipal facilities.Point out the difference between "linear feature" and "surface feature" in the real estate unit division and give different division criteria.(3)Thirdly,research on real estate unit code of underground space.On the basis of inheriting the original code,it innovates the coding method of underground space.Focus on the "vertical stratification" and "horizontal partition" coding ideas.(4)Finally,Hefei typical case studies.The paper Select Hefei City subway,underground garage and underground shops for real estate unit division and coding.Through practical operation,the suitability and feasibility of the research results are verified.
