Study On Synchronous Updating Method Of Uniform Registration Data Of Real Estate

Unified real estate registration has obvious characteristics of 'territorial registration' in China. With the development of real estate unified registration information construction,the local uniform registration data of real estate gradually accumulated. But the real estate registration information sharing between departments is difficult. In order to eliminate the'information island', and achieve sharing of registration information at cross-sectorial,cross-regional level, country and provinces need to establish a central database to manage the jurisdictional data. Although the region has completed the local informatization of unified real estate registration, because of the difference of technology, human factors or management needs of the information system between different areas, different territorial employ different GIS platform, or database, at the same time, design of the database structure and expression of content are also different. Therefore, it has practical significance to study the method of incremental simultaneous updating of uniform registration information in heterogeneous environment.This paper has been clear about the right of registration through combing the system of uniform registration of real estate from territorial view, and dividing the data into cadastral data and rights registration data, summarizing data updating characteristics respectively. Next, we puts forward the method of incremental extraction for spatial-temporal data named attribute logical linkage based on basic topology, which based on the analysis of the temporal and spatial changes of real estate objects, and establish a lifecycle model, at the same time, through Summing up the advantages and disadvantages in existing methods of change data capturing, and combining with real estate unified registration of the data model, we raise the method of capturing change based on triggers and change control tables of for rights registration data,, and improves efficiency of the control information table and triggers.. Third,the paper summarizes the characteristics of the real estate unified registration data synchronization, constructs the data synchronization system based on XML, and separately studies the establishment method of its core XML file, including structure mapping file and the mapping file between source table and target table, and the XML analysis method when the incremental data is stored and the incremental data algorithm is given. Finally, the prototype of the data synchronization system is designed and verified by the unified registration data of the real estate in Haimen,Jiangsu province. The experiment proves that the above incremental data extraction method and the data synchronization system are effective. The specific research contents and research results are as follows:(1) This paper clarified the concept and types of real estate unit and build the right system based on the real estate unit. According to characteristic, dividing the right system into cadastral data and rights registration data and summarizes their characteristics respectively.(2) We design method to capture and extract the incremental data, respectively for the cadastral data and rights registration data. According to the feature of cadastral data, we puts forward the method of incremental extraction named attribute logical linkage based on basic topology through analyzing the temporal and spatial changes of real estate objects and establish a lifecycle model. A method of cadastral data increment extraction based on change record table is proposed. For rights registration data, the capture method of the rights registration is put forward which based on the trigger and project change control table, and the trigger algorithm is optimized.(3) Taking the synchronization updating of county or city to provincial level as an example, this paper analyzes the characteristics and mode of data synchronization used in the unified registration of real estate and establishes the data synchronization system. At the same time, the detailed algorithm of updating the space increment data is designed,finally, through the synchronization system prototype design, we verify the feasibility of incremental extraction synchronization method.
