Since March 1,2015,China has started to formally implement real estate registration,but currently most regions in China are still adopting the traditional 2D registration model.With the skyrocketing development of cities,land use has increasingly enjoyed 3D development.Therefore,the 2D real estate registration model can hardly realize the refined,accurate,and visualized management needs of 3D space information.As a result,the real estate registration has a complicated procedure and a huge workload,which can even lead to disputes in ownership.To enhance the registration quality and efficiency,guarantee the interests in real property,and improve resource use efficiency,it is an inevitable trend for real estate registration to shift from 2D to 3D.This thesis focuses on the major research direction of the production methods for 3D models and the creation methods of the 3D real estate database through the technology of tilt photogrammetry and takes the 2D and 3D management of real estate registration system as the objective.The research has been conducted from the following three aspects.(1)The thesis offers a literature review of domestic and overseas status of 3D real estate registration and the adoption of the technology of otilt photogrammetry.Then,the thesis conducts a comparative analysis of the characteristics,advantages,and defects of the four 3D modeling technologies including 3ds Max,City Engine,3D laser scanning technology,and tilt photogrammetry.Since 3D real estate registration requires tons of real-time 3D models,so the 3D modeling technology based on tilt photogrammetry has high application value in real estate registration.(2)The thesis takes Chenggong Campus of Kunming University of Science and Technology as the test site,details the methods and steps for tilt photogrammetry 3D modeling based on Smart3 D software from such perspectives as data acquisition and model construction,constructs the scenes for the test site,analyzes the precision of 3D model's scene outcome,and proves that the 3D model based on tilt photogrammetry can meet the demand of real estate registration.(3)Based on practical demand,the thesis constructs a 3D real estate registration database which is linked to the current 2D real estate registration system anddemonstrates the feasibility of the technology of 3D modeling based on tilt photogrammetry in real estate registration.Through studying the application of the true 3D model reconstruction technology based on tilt photogrammetry,the thesis arrives at the following conclusions: The automation true 3D modeling methods based on tilt photogrammetry has a high speed,high quality,and less work quantity and the constructed 3D scenes contain rich details,which can reflect the real-time situation.Therefore,it has helped achieve integrated 2D and 3D management of real estate registration and has good application value in the real work of real estate registration.
