Cost control,as the most important part of the "three control",has a great impact on the construction of a project.At present,with the support of national and local governments,prefabricated buildings are popularized throughout the country.However,the high construction cost of prefabricated buildings has become one of the important factors hindering the development.Under this background,the technology of Building Information Modeling has been applied in the construction industry as a means to improve the efficiency of the whole process of design,production,construction,operation management and lower the cost.On the basis of consulting a large number of relevant literature at home and abroad,this paper uses the methods of literature research,comparative analysis and empirical research,etc.The research and application status of BIM technology in construction cost control at home and abroad and the related theories and research status of prefabricated building construction cost control at home and abroad are expounded,and the role of BIM technology in construction cost control of prefabricated building is analyzed.The paper compares the differences between the production modes of prefabricated buildings and cast-in-place buildings,analyzes the construction cost composition of the two kinds of construction modes,finds out the differences of the cost components in the two modes,and analyzes the influence factors of construction cost in the four stages of design,production,transportation and construction during the construction of prefabricated buildings.In view of the shortage of cost control this paper probes into the application value of BIM technology in the construction cost of prefabricated building,puts forward the cost control solution based on BIM technology in the design,production,transportation and construction of prefabricated building,and analyzes the different roles of BIM technology in the different stages of the construction cost control of prefabricated buildings.Taking the construction cost control at the design stage as an example,By means of collision detection,pipeline synthesis and net high inspection,the construction cost is controlled in advance.By applying BIM5 D technology,the BIM model is associated with the schedule plan,and the cost dynamics are observed at any time.Through engineering measurement,accurately grasp the situation of resource consumption,carry out cost analysis.The project budget cost(BCWS)of the interval or time node has been completed,the project budget cost(BCWP)and the actual project cost(ACWP)have been completed,and the three items are compared and analyzed.In order to realize dynamic cost and control,the cost savings and cost overruns are checked periodically,and the cost deviation problem is found to be corrected in time.Taking a prefabricated construction project in Jinan as an example,according to the construction cost control scheme of prefabricated building based on BIM technology,it proves that in the design stage,the construction cost control of prefabricated building can be effectively realized by using BIM technology.Through the research on the construction cost control of prefabricated building based on BIM,this paper provides suggestions for enterprises to control the construction cost of prefabricated building,and provides a reference for the construction cost control of prefabricated construction projects in China.
