Study On The "Threeold" Transformation Model Of Guangzhou City

"Three Old Transformation" an important measure of urban renewal in China,Since the Guangdong province began to pilot and achieved remarkable results in 2009,other cities in the country have gradually begun.In this paper,the "three old" transformation of Guangzhou city as the breakthrough point,the "three old" transformation model of the city of Guangzhou is studied.In typical Guangzhou lizhiwan reconstruction project,Guangzhou Pazhou village reconstruction project and the Guangzhou stock exchange Park project as an example,the empirical research on the "three old" transformation model,to find out how Guangzhou from the people's needs,realize the city to make an inventory of the stock and city space regeneration and the evolution of the practice,characteristics,problem transformation and upgrading of the industrial structure and city function replacement of urban renewal area exists in order to find the city of our country in the process of the development of the key.This article is divided into six parts,which are arranged as follows:The first part is the various theories.The background of the implementation of urban renewal and transformation in China is mainly introduced.The history and implementation of the "three old" transformation in Guangzhou are discussed.The significance,research methods and technical line,as well as the research status and related research results both at home and abroad are also presented.The second part introduces the basic theoretical knowledge related to this article,including: the theory of "three old" transformation in domestic cities,the theory of urban renewal,and the theory of public choice and stakeholder theory based on the transformation mode of "three old".This paper analyzes the reasons for the implementation of the "three old" transformation of the various subjects,and introduces the practice of urban renewal at home and abroad.The third part makes a detailed analysis of the "three old" transformation of the subject and object,and introduces the three main ways of "three old" Transformation: protective transformation,replacement transformation and rebuilt transformation.The fourth part is the focus of this study,introduces the mode of historical and cultural protection in the lizhiwan reconstruction project as the representative of the government;Pazhou village reconstruction project as the representative of the developer led into reconstruction mode;raw power in the stock exchange of Guangzhou Park project as the representative of the self led reconstruction model,has carried on the analysis to the all models mentioned using SWOT analysis method,combined with specific case studies are discussed and the control instructions.The fifth part summarizes the experience of Guangzhou's "three old" transformation mode from the following five aspects: giving full play to the role of the government,utilizing the market mechanism,adjusting measures to local conditions,expanding public participation and focusing on cultural protection.The last part is a summary and Prospect of the full text.
