Research On The Site Selection Of Integrated Real Estate Development In Villages And Towns Under The Background Of Urbanization

This article takes the urbanization development of our country as the background of the times.Focus on urban and rural areas between the small town real estate projects.The selection of mines with agriculture,mining,tourism and other multi-industry characteristics of the base area.To improve and enhance the lives of mine workers as the goal.It is proposed to construct the project of Yanshan Mine Workers Housing Complex.And the project site should have a comprehensive analysis and decision-making.Thesis research concludes of four parts:First,this article gives the definition of integrated real estate projects and differences with the traditional real estate projects.Based on the characteristics of the complex project,this paper points out the three goals and four principles of the project site selection.This article introduces,the three theoretical the experience theory of the project site selection,location theory and decision-making theory of basis.This article also reviews the basic procedures for site selection.Second,this paper mainly studies the influencing factors and decision-making methods of the comprehensive real estate project site selection.Among the many influencing factors in site selection,and combine the characteristics of comprehensive real estate project,this paper chooses five first-level factors,such as of natural conditions,infrastructure,social factor,economic factor and feng shui factor,and analyzes the connotation of each factor in detail.Third,on the basis of factor analysis,this paper constructs the evaluation index system of the comprehensive real estate project.In this paper,we present some commonly used methods of choosing office side,such as SWOT decision analytic method,AHP level analytic method,comprehensive weighted scoring method,grading scoring method and objective appraisal method,and then have a case study of each decision making method.At last,through the analysis of the characteristics of the research area such as geographical location,location advantage and so on,this paper presents three alternative site plans.Based on the analysis of existing problems in the site selection of Yanshan Mining Area,the project site evaluation index system to build.With comprehensive weighted evaluation method of project site selection options for factor analysis,index construction and comprehensive calculation,and then come to the best site selection program.
