In recent years,Chinas real estate market is extremely hot,real estate development like bamboo shoots after a spring rain.The real estate boom in China for more than a decade has led to a steady rise in housing prices.The huge benefits brought about by the prosperity of real estate are obvious to all.In recent years,the state has issued one after another real estate regulation and control documents.It also shows that the country attaches importance to the healthy development of real estate.The commercial real estate of all kinds of real estate is profit space is huge.Because of the long period of investment and development of commercial real estate,there are many links to determine its success or failure.As the first link of commercial development,location selection should be the first step to be controlled.Reasonable location will be beneficial to the later development of commercial real estate and reduce the later operating costs,which is beneficial to the government,developers and investors.Therefore,the location of commercial real estate research is very meaningful.In view of the problem of scientific location of commercial real estate,this paper studies the present situation of domestic and international research,and finds that most of the commercial real estate sites from the angle of adjacent factors remain on a single factor,such as from the perspective of subway,green space,etc.The angle of business,etc.At present,because of the rapid urbanization,land is becoming more and more scarce,which leads to the higher and higher value of land.The influence of adjacent environment on the value of land is also reflected.And the commercial real estate is also the estate type which is easily affected by the adjacent environment in the real estate.Therefore,this paper discusses the scientific location of commercial real estate from the perspective of adjacent effect.On the basis of inheriting the previous research results,this paper synthesizes the adjacent factors and studies from the macroscopic angle of the whole.Based on the two main lines of commercial real estate location and adjacent effects,this paper analyzes the influencing factors of commercial real estate location,and extracts the adjacent factors of commercial real estate location.Through summing up six first-level indicators,they are commercial service status,traffic conditions,environmental conditions,peripheral matching,population status and planning indicators;nineteen second-level indicators are commercial service density and the influence degree of the surrounding commercial clothing brand.Public convenience,external traffic,traffic conditions,parking convenience,air quality,sound environment,water environment,tourism resources,educational facilities,recreational facilities,infrastructure,population size,population structure,population density,Urban planning and planning conditions Then use AHP to calculate the weight to establish the commercial real estate location evaluation model based on adjacent effect.When calculating the weight,the results of the questionnaire were used to analyze and score.Finally,the project of Central City and An fang City Plaza in Hefei is selected for model application,and the results of the model are analyzed.Finally,this paper draws the conclusion that the commercial real estate location with high adjacent effect value is superior to the low adjacent effect value,and there is a real relationship between the two.Therefore,it is necessary for commercial real estate to analyze the adjacent effect of land block and select the land with high adjacent effect to reduce the investment risk.
