| In recent years,with the entry of well-known retail enterprises such as Wangfujing,Wanda,Wuyue and Yonghui.Baotou’s retail market has become increasingly mature and industry competition has become increasingly fierce.As the leader of local retail enterprises in Baotou,B company decided to develop commercial real estate projects in Jiuyuan District in order to accelerate the company’s development,rationally distribute commercial outlets,and seize market share.In a few years,the number of this chain of shopping malls was gradually expanded in Baotou and surrounding cities and counties.Therefore,whether the location of the commercial real estate project in Jiuyuan District is reasonable and how to select the location scientifically in the future development process have become issues that need to be solved urgently for the development of enterprises.First of all,this thesis uses the theory of commercial real estate site selection to evaluate the project site selection.By analyzing the factors affecting the site selection at home and abroad and the study of site selection evaluation methods,the initial factors affecting the site selection of commercial real estate are obtained,which are scored by Delphi experts.A set of commercial real estate site selection evaluation index system is determined based on four basic aspects of land condition,infrastructure,social condition and economic condition,and17 influencing factors,such as nature,development area and visual visibility.Secondly,useing the AHP to analyze the problem,stratify the problem,build the basic evaluation index system according to the correlation and subordination between the factors,and make the evaluation system structure more organized.Then,a quantitative scale is formulated and a judgment matrix is constructed.By taking expert scores,the eigenvector method is used to solve the problem.After the consistency test,the weight of each factor is calculated to complete the construction of the entire evaluation index system.Finally,an evaluation set is established on this basis.Based on the evaluation index system,using the method of questionnaires,experts and scholars are invited to score the site selection environment of the commercial real estate project in the Jiuyuan District of Company B and other factors.The comprehensive evaluation method evaluated the site selection of the company’s commercial real estate project in Jiuyuan District,and confirmed the evaluation conclusion according to the principle of maximum membership.After researching and evaluating the site selection of the commercial real estate projects in Jiuyuan District,this thesis draws a "good" evaluation conclusion,and verifies the feasibility of the site selection of the commercial real estate projects in Jiuyuan District.And through the evaluation and analysis of the site selection results,it puts forward suggestions for the construction and development of the commercial real estate project in Jiuyuan District of company B.It provides basis and reference for the operation positioning,investment promotion and operation of the later stage of the project as well as the location of stores or projects for B company and other similar enterprises in the future. |
