| Along with the advance of urbanization and the need of sustainable development in China,the construction industrialization has gradually become the inevitable trend of the development of the construction industry.Industrial building and traditional building are in a different way,but it can be better to achieve the optimal allocation of resources,and it can break through the traditional construction demand for manual labor,and it’s beneficial to the industry changing from extensive to intensive.According to the current investigations,the cost of building by industrialized construction is much higher than traditional form.Therefore,numbers of building enterprises are unwilling to involve in industrial construction due a concern of cost.Further,higher cost of industrialized construction imposes an negative influence in the development and popularization of precast concrete building,which is believed to be the most used type of assembly architecture at present.This paper aims to draw some practical and constructive conclusions under a analysis of monolithic precast concrete frame structure through three aspects.(1)First,valuable data have been obtained through the field investigation of the construction site.Through the analysis in single prefabricated components and construction technology measures,we can fathom the influence of incremental cost and engineering cost,and we can further obtain some adequate understandings of the relationship between prefabricated buildings with different prefabrication rates and cost increments.Second,influencing factors of incremental cost are summarized and the model of the calculation of incremental cost is established by the cost element method.Also,we implemented an estimation for the buildings with a prefabricated rate lower than 70%,which estimation was based on incremental cost.(2)Third,by using the fixed price method and relative software,this paper analyzed the direct costs of the main components of the precast concrete shear wall system,and the sensitivity of the key factors that influencing the construction cost.This paper found that,in precast products,the sensitivity of precast outer wall panels and composite floors are 0.112 and 0.158.These two numbers are the main influencing factors of building incremental cost,which believe to be relative higher in our analysis.(3)Through the questionnaire survey,14 indicators to determine the impact of all of prefabricated building costs and benefits,establish a comprehensive evaluation system of thecost,and uses AHP,triangular fuzzy number theory and expert scoring method to determine the weight of each index,and ultimately the formation of weight list,combined with fuzzy comprehensive evaluation method to determine the current assembly status quo construction cost score.The final scores of the status regarding the cost development of the final assembly building is 2.265 points,which indicates our country is still at initial phases of development.This paper also found the prefabricated component production factor is the main factor of causing a higher cost of the assembly building. |
