With the development of the housing industry,as a new construction technology and method,prefabricated assembly has been accepted and adopted more and more,which is a better alternative to the traditional cast-in-situ concrete construction method.Because of the refabricated technology,design in the early stage can be improved,it's also improve the work efficiency and management level during production and construction process,ensure the quality and perception of products,shorten the construction period,improve environmental performance,promoted the development of relevant industries,greatly enhance the performance of the life cycle of construction,which is a response to the sustainable development strategy of China and is an important change in the development o construction industry.In this paper,setting the prefabricated construction stage as the research system boundary,a comprehensive analysis on benefit of economic,environmental and social of the housing industry was presented.The paper aims to construct a simple quantitative model to highlight the importance of building models and promote the construction industry pay more attention to the the influence of construction on economy,environment and society,provide preliminary reference for the industry stakeholders who wants to try the housing industry.What's more,the data acquisition and the accuracy of the evaluation results are considered in this research.The first step is a qualitative analysis and case calculation.According to the current situation of China's housing industry development,the paper cards the difference of the process flow between prefabrication and traditional cast-in-place,clears the indicators which are differences in economic and environmental benefits,a simple and clear quantitative model for the benefit of prefabricated construction stage is established after the detailed analysis of the difference items.Through the industrialization project,combined with the evaluation model,the data were collected and analyzed.Which is clear that in the case of large-scale immaturity,high investment in the immature period makes the current economic disadvantage,and the cost associated with the installation of prefabricated materials and installation is a major factor in the high cost.At the same time,the paper also identified a further significant environmental and social benefits brought by the precasting technology.It's an efficient process to minimize energy consumption,waste and carbon emissions,and an important factor to enhance the competitiveness of the industry and promote the economic development.But from the perspective of developers and contractors,it is impossible for them to give up the pursuit of profit and pursue a better environmental and social benefits spontaneously.Most of them still hold a wait and see state,so that lack of internal power to promote the industrialization of housing at this stage.Therefore,according to the quantitative results for benefits,the paper analyzes and defines the leading factors that affect the efficiency,and puts forward the corresponding optimization strategy.Due to the current economic benefits hinder the development of industrialization,so the paper focus on the economic efficiency optimization.Prefabrication rate is used in the quantification of the influence of prefabricated components.The paper collects the data of 25 cases of precast concrete shear wall structure in China,and uses the software to fit the relationship between prefabricated rate and construction cost.The reliability of the estimated model is verified,which can be used to estimate the construction cost increase under the assumption of prefabricated rate,which can be used as a reference tool for the rapid quantification of the economic benefits of the industrialized housing.At the same time,after measuring the influence of production scale on the cost of prefabricated parts,the scale of production is identified as an important way to reduce the price of the prefabricated components,which means to optimize the economic benefit of construction.In addition,to quantify the comprehensive benefits of prefabricated construction stage,is conducive to the regulatory agencies to provide further recommendations for sustainable construction.At the same time,the related research scholars and institutions can also benefit from this study,further estimate the comprehensive benefits of other structural system of prefabricated buildings,and complete the comprehensive benefit database of construction industrialization.
