Prefabricated buildings are the future development direction of the construction industry.However,the development of fabricated buildings in China still faces many bottlenecks.The higher cost relative to the cast-in-place structure is the main focus of attention.At present,the " prefabrication ratio " is the only criterion for evaluating the degree of industrialization of fabricated buildings.Therefore,it is of great significance for the development of assembled buildings to study the influence of different assembly rates on the cost of assembled residential buildings.This paper first analyzes the related concepts of prefabricated houses,and combs the bottlenecks faced by the current development of prefabricated buildings.It has carried out the difference analysis to construction process and cost structure for the assembly of shear wall structure houses with traditional cast-in-place buildings.;through the introduction of the application case of assembling shear wall structure residential project cost assembly rate,more intuitive analysis of the impact of different assembly rate on the cost of assembling shear wall structure residential project;combined with engineering examples,through objective data results that,the reasons for the higher cost of the fabricated building were obtained: one is the price of the prefabricated component,and the other is the increase in the related taxes,fees,taxes,taxes and other related taxes and fees caused by the installation of the prefabricated components.Finally,from the enterprise aspects: the pre-design stage of the building,the production stage of the prefabricated component,the transportation stage,the construction stage;the industry aspects: promoting the application of BIM and other information technology in the whole process of assembly-type housing construction,strengthening the cooperation of the main bodies of the industrial chain,improving the standard and norms system;policy aspects: improving the evaluation standards of fabricated buildings,exploring new evaluation indicators,implementing supportive policies,improving the enthusiasm of enterprises,etc..and put forward the measures to reduce the cost of fabricated buildings.
