Application Research Of BIM Technology In The Operation And Maintenance Phase Of Community Buildings

Operation and maintenance management evolve from traditional housing management.There are still many defects in actual operation and maintenance management stage,including data missing,information sharing insufficiency,laggard management technology,weak awareness of disaster prevention and reduction,etc.These drawbacks usually result in excessive costs of operation and maintenance management,management difficulty,and low management efficiency,which are unable to meet the needs of modern production and life.In order to improve the inefficient operation and maintenance management mode and enhance information management,this paper takes a community building group as the main research object,combining BIM technology with operation and maintenance management model,to build a new type of informatization operation and maintenance management platform based on BIM technology.The main work and conclusions are as follows:1.Comparing the traditional operation and maintenance management model with the new operation and maintenance management model based on BIM technology,establish the operation and maintenance management platform with BIM and express IFC standards that is the foundation of BIM information exchange and sharing.Then establish a BIM ROI model to analyze the application value of BIM in operation and maintenance management further.2.According to the actual situation of application,refine and summarize the BIM model,and use the BIM 360 TEAM software,a cloud-based collaboration tool,to lightly process the BIM model of the entire life cycle,which can bring high efficient utilization for the model in the operation and maintenance management platform.3.Based on the BIM technology,use the powerful information integration function of the two-dimensional code technology to build the BIM-QR technology-based equipment facility operation and maintenance management mechanism,which realize the synchronization of equipment and facility information in the building with BIM space model information.4.Taking the three-dimensional information technology as the main carrier,using RFID wireless radio frequency technology and Pathfinder evacuation simulation software,an emergency evacuation management system for old residential buildings was constructed.Through multi-technology integration,the real-time dynamic monitoring and statistics of the flow of people and the distribution of people can be carried out to realize the informatization,visualization and intelligent monitoring and management of old residential buildings.The new operation and maintenance management platform will provide guidance and practical value for the exploration and improvement of the operation and maintenance management model for the new era community buildings.
