Study On Urban Village Micro Modification In Guangzhou

In order to speed up the pace of the transformation of Urban villages in Guangzhou and promote the process of urban renewal,after six years of "three old" transformation,the land use bottleneck is broken and the allocation of urban land resources is optimized.The pilot reform of the Urban villages has achieved certain results and has ensured and promoted the rapid economic and social development of Guangzhou.However,due to the underestimation of the complexity of the relationship between the social structure and public relations of Urban villages,and ignoring the regional cultural and historical factors,many reformed regions have been hampered by certain restrictions,which have caused a series of contradictions and are not conducive to harmonious development.Therefore,in order to adapt to the actual situation in the region and balance the interests of regional reforms,scientific and efficient comprehensive and objective transformation of Urban villages.Since January 2016,Guangzhou first set up the concept of "Micro-modification",through the construction of local demolition,building function replacement,maintenance repair,improvement,protection,activation,improve infrastructure and other methods to reconstruct Urban villages and old city blocks.In view of the initial practice of "Micro-modification",this paper uses literature research method,field interview method,questionnaire survey method and other research methods,through the comparison and analysis of materials,generalization and summarization,induction and reasoning,the transformation of traditional Urban villages as the breakthrough point,Huangpu canglian community,Sanyuanli and Enning Road Yongqingfang’s "Micro-modification" is used as the object of analysis,and the point of view is used to study the adaptability of "Micro-modification".For example,effectiveness,function replacement,and house reconstruction issues.It proposes adopting a differentiated transformation strategy,establishes a joint construction model for government-enterprise cooperation,integrates local humanities to implement precise transformation,expands financing channels,places emphasis on the establishment of property rights division and incentive mechanisms,and improves related theories and legal systems based on successful experiences.It was concluded that "Micro-modification" plays a substantial role in improving land use efficiency,activating regional development,stimulating economic development,coordinating the interests of various parties,and protecting cultural heritage.The core meaning lies in "Activation",which is a flexible,highly adaptable and sustainable urban renewal mode.
