Residential Construction Quality Common Fault Control Research

With the promulgation of relevant laws and regulations in the construction field and the increase of government supervision,the quality of residential construction in China has been greatly improved,but there are still many quality problems that need to be solved in the construction of residential construction in China.The quality of residential engineering is bad and very common,hence it has negative impact on the project.It not only affects the normal use of households,but also endangers safety in serious cases.Moreover,it seriously influences the image of the construction company and causes a lot of losses to the company when it is serious.However,the research on the quality control of residential engineering from the perspective of the Suzhou is not available.Therefore,it is of valuable to conduct the research on the common problems of residential engineering quality.This article is divided into five parts.The first chapter mainly introduces the background of the research on the quality of residential engineering,the current situation of domestic and foreign research,the purpose and significance of the research,the main contents of the research,the technical route of the paper and the research methods.The second chapter mainly summarizes the common types of quality problems and puts forward the basic ideas of quality control int terms of before,during and after completing a residential project.The third chapter mainly analyzes the quality common problems which was investigated before the acceptance of two different types of residential buildings in Suzhou area.The causes of each type of quality problem and control measures are also summarized.The fourth chapter mainly put forward the relevant measures to control the quality of residential engineering from the perspective of enterprise and site project department.Chapter 5 summarizes the research findings and put forward the future research directions.Based on literature analysis and investigation of common quality problems in two types of residential buildings,the following three conclusions are obtained:(1)Three categories with 20 different types of common residential engineering quality problems were identified.The three categories were leakage,air drum cracks,and dimensional deviations.(2)Based on statistical analysis,leakage(8.4%),dimensional deviation(6.4%),and air drum cracks(6.0%)were found to be three most popular types of quality common problems.For commercial residential buildings,the most common quality problems are leakage(7.8%),empty drum cracks(6.1%),and dimensional deviations(5.3%);The most common quality problems for low-standard settlements are leakage(9.0%),size deviation(7.6%),and air drum cracks(5.9%).It was found that the common quality problems in the two types of residential projects is basically the same,but the probability of occurrence is different.(3)In view of the above common quality diseases,quality planning and quality tracking control are the most effective quality control strategies for the construction company.From the perspective of project management department on site,the application of PDCA and total quality management thinking are more effective.
