With the continuous development of China's social economy,the prerequisite of refined decoration delivery model of the housing project in the real estate industry has been improved steadily.However,the refined decoration delivery is still in its beginning stage in China.Therefore,in order to fundamentally solve the existing problems and promote a healthy and rapid development of the refined decoration delivery,the discussion on how to improve the interior decoration project schedule management system has become a hotspot in current research.In this background,taking the Z Company as a sample,this thesis focuses on the problem of improving the interior decoration project schedule management system,and hope the research conclusions or results of this thesis can give the direction of rapidly developing refined decoration delivery model in the real estate industry in practice.At first,this thesis which systematically analyses current situation of research on schedule management system has a clear research direction.And it focuses on the theories,which should be used during the optimization of the schedule control system,such as target management theory,PERT technology,in order to consequently provide theoretical basis for optimizing the interior decoration project schedule control system in refined decoration delivery projects.Second,this thesis takes a detailed analysis of the current situation and the existing problems of the interior decoration project schedule management in Z Company,which has been widely collected the actual project data,then according to planning and control level,construction management,dynamic tracking mechanism and planning evaluation mechanism,it summarizes seven kinds of problems.Meanwhile,the thesis takes a detailed analysis of the concrete forms and causes of problems,which is in order to provide basic data for putting forward the optimization measures on schedule control system.Then,aiming at these seven kinds of problems,this thesis carries out the optimization study from three aspects,such as the planning system,the program execution control system and the appraisal system.It builds three-level planning system,which is composed of the node plan,construction schedule,special plan,and the matching multi-level plan control system.The WBS system is optimized by introducing the full life cycle theory from the two perspectives of big cycle and small cycle.Also,the task definition mechanism is optimized from the dimension of process management.The task scheduling mechanism and the corresponding schedule dynamic updating mechanism is built,which is based on PERT technology and key chain management theory.The plan early warning mechanism is optimized with the help of risk management theory.In addition,task achievement management mechanism can be optimized from two aspects which are plan evaluation criteria and the implementation of evaluation plan by using the theory of performance management.In the end,according to the actual project data in Z Company,the optimization scheme of interior decoration project progress control system is applied to the sample project in Z Company through the simulation analysis process.It is also used to predict the optimization results in three aspects: the project quality indicators,schedule indicators and cost indicators.In respect to quality,in order to optimize the material and on-site rework,we predict that the optimization range of unqualified index of decoration material on site can be reached to 66% and the optimization range of rework of site construction can be reached to 47% by using dynamic tracking mechanism,three-level planning system and PERT technology.In respect of schedule,by using critical chain method,setting buffer area and optimizing on project schedule with PROJECT software,we predict that the optimization range can be reached to 13.5%.In respect of the cost,by optimizing the program execution control system and dealing with the factors affecting invalid cost during construction,we predict that a decrease of invalid cost can be reached to 27.7%,the decrease of the total cost of the project can be up to 5.7%.And it consequently verifies that the optimization scheme can significantly improve project quality,progress and cost index,which has the vital practical significance.
