Factors Influencing Design Change In Pakistan Building Construction Projects

Largely there are three kind of construction industry,Building construction,Heavy construction and Industrial construction.All three kind of project requires a unique team to plan,design,construct,and make a strong favourable strategy to meet the project requirement.I am going to focus on building construction industry of Pakistan and procurement method is traditional i.e.design bid-build construction.The specific objective of this paper is to identify the causes which influence on design in Pakistan building construction industry.Before designs are moved into the actual construction work,there might arise some internal and external factors which influence on design change in PBCI,which I am going to addressed here.Questionnaire was developed in four sections,"Section A" include demographics,and "Section B" and C contain 33 major factors which can be classified in to 2 categories:Internal Factors and External Factors.And "Section D" include some possible recommendations and to overcome the design change cause through questionnaire base and qualitative approach.I collect all the related data from Pakistan and the response percentage was good.After finding the important causes which influence on design in Pakistan building construction industry,according to internal factors,the result shows that incomplete data provide to designer,client fail to review documents on time,financial problem by owner,unavailability of required material during construction phase and client instruction cause to modify design are the top five internal factors.And according to external factors,lack of fund during construction phase,increase in duties and tariffs on building material.increase in inflation rate,insufficient funding from external sources,and delay in supply of material are the top five external factors which affect design according to respondents in Pakistan building construction industry.After a depth collection of data and thoroughly discussion help me to overcome the differences originate in Pakistan building construction industry.And also provide useful information for practitioners to reduce the changes in construction projects.
