The reconstruction of shantytown of dangerous old houses is a livelihood project implemented by the central and local governments to improve the housing conditions of poor families.The reconstruction of shanty towns can greatly improve the living level of the masses and the appearance of the city.Compensation for shantytown reconstruction and resettlement is one of the most important tasks in many work links.It is closely related to the interests of the people who have changed the shed,and it also affects each other with the trend of the real estate market.At present,the development of urbanization in China is in an important period of accelerating development.Properly solving the problem of shantytown transformation can actively promote the construction of new urbanization,make people live and work in peace and contentment,and promote the healthy development of real estate market.In order to respond positively to the national greenhouse reform policy,Mianyang has vigorously promoted the renovation of shantytowns in recent years.Although some achievements have been made,there have been changes in the way of transformation and the proportion of monetized resettlement has been too high in the process of implementation.The mode of investment and financing is single,the policy formulation is not in time and so on.This article through the Mianyang City shantytown transformation development present situation and the future prospect examination,according to discovers the question,analyzes the question,solves the problem the train of thought,This paper actively explores the advantages and disadvantages of the physical and monetary settlements in shantytown reconstruction and their different influences on the real estate market.By adopting the questionnaire of shantytown reform,from the perspective of government management,the questionnaire is divided into two parts.The reasonable interval of 30%-40% monetized placement ratio is obtained,and the practical countermeasures and suggestions are put forward for the establishment of dynamic supervision mechanism oriented by real estate market,classified management system and innovative financing ways in the field of greenhouse reform.Looking forward to the development trend of greenhouse reform in the next few years,good work has been achieved,and the win-win effect of government,residents and developers has been achieved.
