In recent years China’s real estate industry is developing rapidly, the real estateindustry because of the risk of its own to make the main body of real estatedevelopment gradually strategic path of development cooperation.The interpretation of the real estate project development concept, the concept ofcooperative development are defined, and the participants are described, made clearthe real estate developers in the market to participate in the role of the main bodyposition, and analyzes the characteristics of the cooperative development of real estateprojects. To explore the cooperation in the development of real estate operation mode,and from the places for the whole project development process of decomposition, theanalysis from the perspective of the real estate development cooperation projects.By identifying the cooperation of real estate development project risk factors isconstructed to analyze the structure, basic risk pre decision risk factors, risk factors,project investment and financing market risk factors of construction project riskfactors, based on, and through the analysis of risk identification method, using thebrainstorming method and fault tree method combined with the cause, developmentproject failure of the cooperation of real estate are analyzed, the projectdecision-making errors, partner selection errors, the cooperation way projectmanagement mistakes and errors, changes in the market impact analysis based on fivedimensional structure, and thus the construction of real estate risk structure ofcooperative development model. Based on the cooperation of real estate developmentproject risk identification, based on the way to deal with the traditional risk such asrisk prevention, risk mitigation, risk transfer, risk avoidance and risk retention oncooperative development risks are explained, and include the construction of the riskidentification, risk assessment, risk sharing and risk evaluation risk response systemthe response to the system, and carried out the work flow design.Finally according to the real estate enterprise risk management from theorganization, the financial risk early warning, contract management and integration ofbrain resources, construction of risk management culture of the means ofimplementation.
