| Societies that are called modern are those where the states have encouraged a more holistic approach to development,as both the urban and rural areas have been given much attention. However,a development also constitutes Residential Developments.Currently,Residential Development is booming in Mauritius. Not only Mauritius, but most of the African countries face the difficulties to go for a balanced development program regarding social housing, mainly because of financial problem but also because of lack of commitment on the part of the state stakeholders to develop, design and implement appropriate policies for residential development. The challenge for the majority of developing societies is to undertake judicious use of available scarce resources to establish development and modernity that satisfies all the inhabitants. The main objectives of the paper are to:-·To create sustainable communities in areas of actual or potential housing programmes;·To manage planned intervention over a number of years;·To considered existing infrastructure and services during implementation;and,·To have a participatory approach in housing programmes. For the sake of this study both primary and secondary data will be consulted. As housing developments need to be analysed from a variety of angles, using different approaches,it requires a combination of instrument and methods to understand its ongoing internal processes and the external impacts from other sectors and development trends, and to suggest appropriate policies and remedial measures. The exercise will require various consultations as well as it would necessitate in-depth research study in various avenues so that different levels of restructuring can be identified, for example, the housing finance system in Mauritius, the level of contribution towards the environment, the social impact, how might the private sector contribute to social housing and the community, etc. |
