| At present,the competition in the field of commercial real estate in China is fierce.On the one hand,new projects continue to enter the market.On the other hand,some projects which used to occupy the core business circle or the advantage of human flow are gradually eliminated and rotated by the market.In such an environment,how to upgrade and transform these stock assets,and how to stimulate their commercial value with the help of operational management are the key to whether developers and investors can revitalize their assets,and also become a new test in the commercial real estate industry.In recent years,the thought of fine management.In this paper,the commercial renovation project as the target area,through consulting and analyzing the domestic and foreign literature,we get the theoretical meaning and framework of fine management,as the basis for methodological deduction,forming a set of universally applicable theory and systematic methods.Taking the fine management mode of Siping Wanda Square commercial transformation project as an example,this paper first combs and analyses the fine ideas,and obtains the direction of fine management of Siping Wanda Square in the aspects of investment operation,design control,project construction and cost management.Then,according to the guiding direction of each stage of the project transformation,specific implementation measures are put in place.Througli the study and analysis of the whole process of the case,the rationality of the fine management method is verified.Through theoretical analysis and empirical research,this paper draws the following conclusions:(1)Introducing the fine management mode into the investment operation,and implementing the multi-department cooperation mode from the source of project transformation according to the characteristics and conditions of specific projects,avoiding the problems of unclear transformation objectives and biased decision-making.(2)Introducing the fine management mode into the design control,avoiding the possible contradictions caused by the intersection of different specialties and the change of rules and regulations to the greatest extent,so as to speed up the project.(3)Introduce the fine management mode into the project construction,and control the whole process from the construction drawings,constructors and construction methods,so as to save a large number of personnel,materials and time costs.(4)Introduce the fine management model into cost management,focusing on four stages:project approval,design bidding,project implementation,business start and transfer.Define the standardized cost calculation and bidding process,eliminate invalid cost and ensure the maximum benefit of limited cosl. |
