Since Shenyang entered an aging society,it has shown a trend of deepening population aging.The changes in society have brought about not only the rapid changes in family structure,but also the transformation of the concept of old-age care for the elderly.It can not be solved by traditional nursing homes such as nursing homes and welfare homes.If the two social contradictions of population aging and housing cannot be better resolved,the situation of old-age care will be further severe.Based on the development of old-age community under aging,this paper first introduces the meaning,classification and development direction of the old-age community,and explains the theoretical basis of this article.Then,the questionnaire survey on the old-age willingness of the elderly over 50 years old in Shenyang was conducted,and the logistic binary analysis of the statistical data was carried out with SPSS software.It was concluded that the pension community in Shenyang was fully based on the intention and psychology of the elderly.The development should be positioned as an active mixed community;in the community function planning is no longer limited to a single residential function,diversified functional partitions to achieve the feasibility,convenience and sustainability of family pension;in the design of the apartment,not The area of the apartment will be divided into "big or small",but the living population will be targeted to ensure the independence and privacy of the family members and meet the needs of family pension;create a "medical,maintenance and protection" trinity in medical services.a new type of old-age care community;the establishment of an elderly home economic center to provide daily assistance services in life assistance services.On the basis of determining the preferences of consumers' choice of residence,this paper analyzes the supply situation of Shenyang's old-age community market,analyzes the potential and shortcomings of market development,and further demonstrates that the construction of old-age community as a proactive mixed community has broad market demand and prospects.Finally,relying on the Shenyang Xianglushan Project to conduct a case study on the development of active mixed communities.Design three-generation residences,two-generation residences,single-family apartments,and nursing homes in the apartment layout,and divide the community into "four major functional" zones;closely guard the special needs of the elderly in the community planning and layout,transportation organization,and residential design;On the supporting services,we will build a medical and health complex,an elderly home economics service center,a leisure activity center,a community kindergarten,etc.;apply BIM technology to realize the intelligent human settlement experience in operation and maintenancemanagement.The redesigned design of the Xianglushan project abandoned the existing"ordinary house" positioning and broke the limitations of building an old-age housing,which provided a powerful reference for the development of the old-age community in Shenyang.
