Pension estate is not only an important way to help the elderly to solve two aspects problem of pension and housing,but also an important part of China’s pension industry.The development of China’s pension estate is still in the primary level now.In the real-estate development of medium or small cities,active hybrid community is a kind of innovation,a practice and an exploration based on the current pension real estate development.Different from the other pension products,the product of active hybrid urban community can meet the needs of emotional communication among the family members and the daily assistant,which is the main direction of the pension real estate development in the future.Meanwhile,the exploitation and development of this type product has many problems.For example,it is difficult to obtain the land for the developers because of the scarce urban city land resources,not to mention the government allocation land or land concessions;How to accurate the needs of the elderly people from different class in the cities overall planning and architectural design;How to identify the property of legal ownership and actual occupants is old for the sale pension city products.All the above reasons are the restrictions in the development of active hybrid urban community for pension products.The implementation of this product requires the support from the laws and regulations policy,the multi-party efforts of financial institutions and social pension agencies.It needs to establish long-term mechanism to meet the increasing needs of social pension security and service.China is under the real estate development upsurge now.All the real estate enterprises and insurance try to invest the pension real estate and plan to develop the kinds of aging community and pension apartment and so on.For the development model,management and planning of pension real estate,all of them are under continuous research and exploration.However,it is not to become easy although the huge market demand.The developers have to prepare to bear the risks.In the beginning of the project planning,it needs to handle as a whole with the systematic thinking,then it will clarify the suitable development type and available resources.When we design the product of pension community,we need to excavate the features of the old customers,to create a suitable product type and operation mode in China.This paper based on the active hybrid community theory,taken the actual development process of Lai Mengcheng pension apartment as its carrier,summary and analysis urban endowment product positioning,design and construction,operation and management under the active hybrid mode of community development.The hybrid active community endowment mode being important part of the pension real estate can development healthy.
